The Preserve – Home Owners Association

 

Dues shall start at $950/year per lot. This roughly divides into $500/yr for road maintenance and plowing, and $400/yr for trail maintenance and grooming, and $50/yr for common properties. Dues are due whether you have built a home or not. Dues begin 1/1/26.

Dues shall be calculated by dividing the annual costs of the development by the number of lots, and will change in the future based on costs.

Dues shall cover trail grooming and maintenance, and road maintenance, taxes on common properties (roads and parks), and any other uses as voted on by the members.

Dues shall be paid in advance of the year. Dues are due by Jan 1st for the following year. HOA fee will be prorated for first year based on time of ownership.

Board shall be a 5 person board. Chairman, 2 Officers, secretary, and treasurer, to 2 year terms. Board voting alternates every year with 2 or 3 positions open.

One HOA vote is allocated per lot.

Annual elections to be held the Saturday nearest the 4th of July, or as agreed by the HOA.

All property owners agree to abide by all covenants. Additional rules:

  1. Noise ordinance – noise to be kept to a minimum. Quiet time is 9pm weeknights and 11pm on weekends.
  2. All private roads and private trails are accessible by all residents and guests of The Preserve.
  3. No commercial activity allowed, other than those specifically approved by the HOA.
  4. Dogs are allowed on ski trails, but only as long as they are not damaging the trail.
  5. We are a Dog Friendly Community. Dogs may be walked off-leash, but must be verbally in control, and reasonably behaved.
  6. Dogs that show aggressive behavior must be leashed.
  7. Renting your home is allowed, as long as the rental is not disruptive to neighbors.
  8. HOA to give permit to rentals.
  9. 3 strikes your out. HOA will issue 2 written warnings for disruptive rental behavior, and the 3rd offense will result in revocation of rental privileges and permit. Or whatever rule is allowed by law.
  10. All property owners shall be assessed the same fees for road and trail maintenance, regardless of location.
  11. HOA fees are due per 5 acre original lot. If you buy two lots, you pay 2X.
  12. 10MPH speed limit on roads for off-road vehicles.
  13.  ATV’s allowed for residents and guests only, and must stay on roads.
  14. Trails are non-motorized
