Q. – What internet will be available?
Charter Spectrum will be installing High Speed Fiber Internet at all roads. They also have the ability to provide TV and Phone packages.
Q. What utilities will be installed by Developer?
Roads, power, internet, trails, and parks.
Q. – Where will electric be run?
Electric will be installed at all roads, by Jump River Electric Co-op. Lot owners will be responsible to run power from the road into their individual lot, likely running down lot lines with one transformer installed on the lot line, to serve two adjacent homes. Each home will have its own meter. JREC requires meters to be installed on remote pedestals.
Q. – Do you have to build a home within a certain timeframe?
No, there is no timeline to build
Q. – Do you have to use a certain builder?
No, you can use any builder you want.
Q. – Are rentals allowed?
Yes, you can rent your home, but renters must be quiet and well-behaved. We have a strict noise and behavior policy, and a 3 strikes you’re out rule.
Q. – What are the HOA fees?
HOA fee will be approx $950/year. HOA fee starts 1/1/26, and is due by the first of the year, prior to that date each year.
Q. – What is HOA fee if you own more than one lot?
HOA fee is due per lot.
Q. – What is the timeline for road building?
Road construction will start very soon, and will take place through out the next 12-18 months until all roads are installed.
Q. – Are roads private or public?
Roads will be private roads. HOA fee will go to maintain roads and trails, and pay for taxes on common properties.
Q. – What is the process for buying a lot?
Offers on lots are being accepted now, to lock in your lot purchase. Closing will happen once the final plat is accepted by the county for that section of lots, with the condition that road, power, and internet will be installed by Developer within 1 year of lot closing. Lots 1-51 are on the first plats that will be recorded, which will be available to close by Feb 2025. All other lot plats will follow the Phase map.
